What LandFinder is
LandFinder is an automated research pipeline for UK planning and ownership data. It ingests approved open sources, runs a library of opportunity “plays” (deal-spotting patterns), ranks matches, and delivers a single ranked digest — typically by email — with addresses, why each site surfaced, and links to public records.
Who it helps
Land brokers, developers, and deal sourcers who would rather spend time on conversations than manually checking dozens of council and register portals. Geographic focus today is Greater Manchester and the North West, with a documented path to wider UK coverage as connectors scale.
The problem
UK planning and ownership data is public but scattered. Nobody reads every register every day for the patterns that suggest a deal worth investigating. Manual portal work crowds out the work that actually closes transactions.
Our approach
Instead of one-off alerts, LandFinder encodes years of market knowledge into configurable plays — filters that spot brownfield land with the right ownership shape, planning signals, and similar patterns. When several plays hit the same site, it appears once with a combined reason stack and a higher score in the daily list.
The output is deliberately ranked: the best leads first, with one-click links to maps, Companies House, and council planning portals where registers allow.
Compliance-aware by design
The system uses only data already published on UK public registers. Connectors respect licensing and rate limits; the project documents UK GDPR posture (LIA, transparency notice, retention, and erasure paths) ahead of inviting other users. We do not buy marketing lists, bypass paywalls, or automate outreach to landowners or directors.
Where we are today
LandFinder is pre-revenue and runs in personal-use mode: one operator uses it for their own brokerage research today. Engineering for the lead machine is largely complete on the main branch — daily digest, ranked email, enrichment, and a live signed-in web app on our production VPS (verified in T6.198) for allow-listed pilots — but there are no paying customers yet.
Allow-listed pilots can open live sign-in on HTTP today; TLS and a branded domain are owner-gated (T6.200). There is no login on this marketing site — access is by invitation.
Broader multi-user commercial use stays gated on owner compliance steps: ICO registration, DPIA sign-off, published transparency notice, production email, and related sign-offs described in the commercialisation plan. Those gates are qualitative milestones, not legal advice on this page.
